• 30 Days – Landlords must return the deposit within thirty days from the lease end date.^[2]
• Itemized Deductions – If any deductions are made from the deposit, an itemized list must be provided to the tenant within 30 days of the lease end date.^[3]
• Maximum Deposit – There is no maximum amount therefore Landlords can charge Tenants any amount unless written in the lease agreement.

• Grace Period – Late fees cannot be charged until the rent is more than — days past due.
• Late Fees – The maximum late fee allowed is $75 or 10% of the monthly rent, whichever is greater.
• NSF Fee – $20 per bounced check.

Landlords in Utah must disclose the following information:

• Lead-Based Paint Disclosure – Landlords must inform tenants about possible lead paint in homes built before 1978.
• Rent Disclosure – Landlords must provide rent details, availability and refund information to Tenants before accepting payment.
• Owner Contact – Landlords must provide the owner’s contact information and full mailing address.
• Lease Copy – Landlords must give tenants a signed lease.

A tenant may break a lease without a penalty if they are a victim of domestic violence.
