The Utah standard rental lease agreement form is used when Landlords or Property Owners rent out rental property to Tenants. It is a contract between the Landlord and Tenants in exchange for monthly rent payments. This agreement form becomes legally binding once signed by both parties.

Security Deposit Requirements

Maximum Amount – No limit.

Returning to Tenant – Thirty (30) days of the lease end date.

Landlord Rental Property Access Rules

General Access – Landlords must provide a 24-hour notice before entering the rental property.

Paying Rent and Late Fees 

Grace Period –  No grace period in Utah.

Late Rent Fees – 10% of the monthly rent or $75 (higher number of the two).

NSF Fees – $20 per bounced rent check.
