Washington D.C. Landlord-Tenant Laws

Landlords use a rental application to check potential Tenants’ credit and verify the tenants.
Tenant Bill of Rights (District of Columbia) – The tenant must receive this disclosure before applying for tenancy.
Receipt – A receipt must be given to the Tenant after each payment to the Landlord unless the Tenant pays with a personal check.
RAD Form 3 – The tenant must receive the completed form from the “rent administrator.”
RAD Form 5 – Remember to keep those disclosure forms handy for inspection at all times; this is especially important when registering voters.
Voter Registration Packet – The landlord must provide the tenant with the most recent voter registration form issued by the Board of Elections.
Bedbug Control Act – Landlords must provide a copy of the Department of Buildings’ educational pamphlet on bedbugs to any potential tenant. Also, they must disclose any information related to any bedbug infestation that took place in the rental unit within the last 120 days.
