Utah Landlord-Tenant Relationship Laws

The Utah Code Title 57 governs the relationship between Landlords and Tenants.[1]

Security Deposit Laws

  • 30 Days – Landlords must return the deposit within thirty days from the lease end date.[2]
  • Itemized Deductions – If any deductions are made from the deposit, an itemized list must be provided to the tenant within 30 days of the lease end date.[3]
  • Maximum Deposit – There is no maximum amount therefore Landlords can charge Tenants any amount unless written in the lease agreement.

Lease Termination Rules for Landlords and Tenants

  • No notice required: If both parties mutually agree.

Landlord’s Right to Enter the Rental Property

Landlords must provide 24-hours’ notice before entering the rental property, except if there in an emergency.

Rent Due Dates and Late Fees
