Required Disclosures for New York Residential Leases

  1. Lead-Based Paint Disclosure & EPA Pamphlet – Mandatory for all properties built before 1978.
  2. Allergen Hazards Disclosure (NYC only) – Annual inspection for mold, rodents, and cockroaches required. Must include the Local Law 55 brochure. [1]
  3. Bedbug Disclosure Form (NYC only) – Disclose any infestation history within the past 12 months. [2]
  4. Copy of Signed Lease (Rent-Stabilized Units) – Landlords must provide tenants with a signed lease copy within 30 days. [3]
  5. Flood History Disclosure – Required to inform tenants of any prior flooding, current flood risk, and insurance availability. [4]
  6. Good Cause Eviction Disclosure – Leases must specify if the tenancy qualifies under New York’s Good Cause Eviction laws. [5]
  7. Security Deposit Receipt – Must disclose where the deposit is held, including the bank name and account type.
  8. Sprinkler Disclosure – The lease must clearly state whether an operational sprinkler system exists on the property.
  9. Stove Knob Covers (NYC only) – Required for households with children under age 6. Landlords must provide covers upon request.
