Required Disclosures Forms

Lead-Based Paint Notice: For properties built before 1978, tenants must be informed of possible lead-based paint in the walls and ceilings and receive an EPA pamphlet.

Security Deposit Laws

  • Maximum Deposit: Limited to two months’ rent.
  • Return Timeline: Must be returned within 30 days after lease termination, along with an itemized list of deductions, if any.

Rent Payment Laws

  • Grace Period: None.
  • Late Fee: No maximum unless specified in the lease.
  • NSF Fee: $25 for checks under $100, $50 for checks under $250, and $75 or 10% (whichever is greater) for $250 or more.
  • Withholding Rent: Tenants can withhold up to half a month’s rent if the landlord doesn’t fix code violations within 14 days after written notice.
