“Disclosure” – A document (lease addendum template) attached to a lease agreement that provides important information about the property.
What is a Lease Addendum?
A lease addendum template is a document that provides additional details or clarifications to a part of a lease agreement.
- For example, if there are rules about pets in the lease, a separate “pet addendum” may list the rules on pets specifically.
- Signatures: Some addendums, such as the lead-based paint addendum, must be signed before the Tenant(s) can move in.
What is the Tenant Refuses to Sign the Addendum?
If the Tenant refuses to sign an addendum, the original lease terms remain in effect. For example, if a pet addendum isn’t signed, pets aren’t allowed on the property.
How to Break a Lease Addendum?
- Both Tenants and Landlords must follow the rules in the lease addendum template.
- If either party violates the addendum, the Tenant may be evicted or allowed to leave without paying rent or fees if the Landlord fails to follow the addendum.
