Security Deposits

Maximum – There is no maximum rent a Landlords can change Tenants in Utah.

Returns – All deposits must be returned to the Tenant within thirty (30) days of the lease end date as stated in the agreement.

Landlord Access

General Access – Landlords must provide prior notice before entering the premises as per Utah state law of least 24 hours notice to the Tenants.

Paying Rent

Grace Period –  There’s no grace period laws in Utah.

Late Fees – 10% of the monthly rent or $75 (the greater number of the two options).

NSF Fee – $20 per bounced check.
