Kentucky Commercial Lease Agreement Required Disclosures
Identification – Landlords must disclose any persons authorized to enter the rental property in the agreement.
Lead-Based Paint Disclosure – The lead-based paint disclosure form is required if the rental property was built before 1978.
Move-in Inspection Disclosure Form – When accepting a security deposit, landlords must report pre-existing property damage on a Move-In Inspection Form.
Receipt – Landlords must provide Tenants with a security deposit receipt, including bank location and account number.
The State of Kentucky requires the complete legal names and addresses of both the Landlord and Tenant.
A description of the leased property, including full address and any additional details of the commercial rental property.
The start and end dates of the lease term also include the options for renewal (if any).
The amount plus when the rent is due and includes any late fees/grace periods.
Amount of the security deposit and the conditions for its return to the Tenant.
