Security Deposit

Maximum Amount – No laws mandating the maximum amount.

Returning to Tenant – Landlords must return all deposits within 45 days of the lease end date. If the Landlord deducts any amount from the security deposits the Landlords must include an itemized list of deductions to the Tenant.

Landlord Access

General Access – Should be stated in the lease agreement as Mississippi does not govern Landlord rental property access.

Emergency Access – Landlords can access the rental units in an emergency.

Paying Rent

Grace Period – Mississippi does not have a law mandating late rent payments.

Maximum Late Fee – Must be listed in the lease agreement as there are no laws in Mississippi governing late fee amounts.

Returned Checks (NSF) – $40 per bounced check.
