It’s important for both Landlords and Tenants to be up to date and comply with the laws and rights and reponsibilities of each party.
Security Deposits
Maximum – No limit
Returns – The landlord must return the security deposit to the tenant within one month of the end of the lease term.

Disclosures
Lead-Based Paint Disclosure – Any housing structure built before 1978 requires lead paint disclosure under federal law.

Late Fees
Grace Period – There’s no grace period in the State of Georgia.
Maximum – There’s no maximum limit although the Landlord can charge interest on late rent.
NSF Fee – $30 per late check or 5% of one months rent (pick the greater number)

Entry to the Rental Property
Georgia does not govern Landlords Entry to the Rental Property although it is recommended the Landlord gives the Tenant reasonable notice.
